Dear Sonoran Spa Renting Owners.

Through discussions with Sonoran Spa Rental Impact Committee and requests from many owners, we are changing a couple policies on age limits and occupancy to allow you to receive more reservations. This will allow you the owner to remain competitive in the market and have the final say on your property. These setting changes are an Opt-Out, meaning we will place all properties under these new settings unless the owner Opts Out.

OCCUPANCY:
Previously 1 Bed occupancy 2 adults/ 2 children (under 12), after – occupancy 4 no age restriction
Previously 2 Bed occupancy 4 adults/ 2 children (under 12), after – occupancy 6 no age restriction
Previously 3 Bed occupancy 6 adults/ 2 children (under 12), after – occupancy 8 no age restriction

In order to meet these new occupancies that accommodate additional adults, the condo must have a foldout couch and we recommend the memory foam mattress. Check your bulletins in owner’s area of our SonoranSpaReservations.com website on how to get this product. I was also told by an owner that you can purchase in Rocky Point so check around.

SPRING BREAK: We have been receiving a lot of Spring Break calls and know we can improve your occupancies. In addition, we will be charging a premium this year for Peak Spring Break weekends. It has been the policy in the past to restrict Spring Break guests to at least one of the age of 25+ with others of any age allowed. After discussions with your Rental Impact Committee and requests from owners this will be changed to 21+, but all guests must be over 21+ unless accompanied by a parent. We will also require a CASH deposit of $300 for spring break period (March) only. Cash deposit means they cannot try to chargeback on their credit cards so they will be more responsible. We have had very few incidents over the past years because of our strict check-in policy and enforcement of the HOA Zero-Tolerance-Policy (ZTP). Castaways will remain responsible and repair or replace any lost or damaged items. Also, if there is an enforcement of the HOA ZTP and the guest is evicted, the deposit is forfeit and converted to Room Revenue (less any damage or repairs). This means the owner will receive their share of additional income generated from the deposit forfeiture. This setting too is an Opt-Out. So if you want a different restriction on your own condo we can accommodate.

If you wish to opt out of either of these policy changes just send Carmen, your Owner Services Manager, or myself an email and we will adjust settings to your preference. We felt this gave the owner the final say over how they want their property managed and prevents a competitive disadvantage to other owners with the changing Owner Renting policy at your resort.
